Property Cleanup in Eatonville
If brush, vines and weeds have taken over part of your yard, we cut it back, dig out the beds and haul every load away. Before a saw starts, you get a written scope listing each area, each task and what leaves the site.

A Reset for a Yard That Got Ahead of You
Property cleanup is a one-time job for a yard that regular mowing can no longer handle. Typical cases are a rental between tenants, a house you just bought, a parent's place that sat empty, or a back fence line lost under vines after a wet summer. In Central Florida, a few months of rainy-season growth can bury beds, fences and walkways.
Our seasonal cleanup is something else: scheduled upkeep for a yard that is already maintained. A property cleanup cuts into years of buildup, such as woody brush, self-seeded trees, smothering vines and forgotten junk piles. Because no two lots are alike, we size the job on site, walk it with you and spell out what is included and what is not.
We are a family-owned company, in business since 2018, and fully insured. That last point matters on cleanup work, where crews run chainsaws and pull trailers next to your home, fences and cars.
What a Property Cleanup Covers
Brush and sapling removal
We cut and remove volunteer trees, woody shrubs and thick undergrowth. Brazilian pepper, a common invader here, gets cut low so the stumps can be treated or ground later if you choose.
Vine removal
Air potato, cat's claw, smilax and Virginia creeper get pulled off fences, walls and shrubs. We cut them at the base first, so the tops die back and release instead of tearing your screen or soffit.
Overgrown bed and edge recovery
We find the old bed lines, pull weeds and grass runners out of them, and re-cut the edges along walks and the driveway so the shape shows again.
Leaf, frond and debris removal
Matted oak leaves, dead palm fronds, fallen limbs and old yard-waste piles are raked, loaded and hauled. Wet leaf mats hold moisture against siding and foundations, so they come out completely.
Haul-away and disposal
Everything we cut leaves your property in our trailers. The quote states how many loads we expect and what happens if the pile turns out bigger.
Signs Your Yard Needs a Full Cleanup
The mower can't get through
Grass and weeds past knee height, or saplings mixed into the lawn, need cutting back before regular lawn care can take over.
Vines are climbing the house or fence
Vines trap moisture, pull at fence boards and can work under siding and screen frames. The longer they grow, the more they damage on the way out.
You can't see the beds anymore
If edging stones, mulch lines or sprinkler heads are buried under growth, the bed needs to be dug back out before new mulch or plants make sense.
Piles have been sitting for months
Old brush and leaf piles attract fire ants, rodents and termites. They also kill the grass underneath.
You're preparing to sell, rent or move in
An opened-up yard shows the real condition of the lot, so buyers, tenants or you can see what you are working with.
How the Cleanup Runs
- 1
Walkthrough and written scope
We walk the property with you, mark which plants stay and which go, and note hazards like wasp nests or buried wire. You get a written quote listing each area, the tasks and the expected haul-away, so nothing is added later without your say.
- 2
Locating what's hidden
Before heavy cutting, we flag sprinkler heads, valve boxes, low-voltage lights and anything else we find under the growth. Hitting a buried irrigation line with a trimmer is the most common cleanup mistake, and it is avoidable.
- 3
Cutting from the top down
Vines are cut at the base, brush is cut and dragged out, and saplings come down in sections. Working top down keeps debris from landing in beds we just finished.
- 4
Raking, edging and hauling
We rake to bare ground or turf, re-cut the edges and load the trailer as we go. At the end we blow off the driveway, walks and patio, then walk the yard with you against the written scope.
What Sets the Price of a Cleanup
Cleanup is priced by the work and the volume, not a flat per-yard rate. These are the factors we measure on the walkthrough, and each one appears as its own line in your written quote.
- Volume of material
- The number of trailer loads drives disposal and labor more than anything else. Woody brush and wet leaf mats are heavy and bulky.
- Type of growth
- Soft weeds clear fast. Established Brazilian pepper, thick vines wrapped through a fence or dense palmetto take far more cutting time.
- Access to the work
- A wide gate and a short drag to the driveway keep labor down. Narrow side yards, steep spots and long carries add time.
- Add-ons you choose
- Stump grinding, bamboo removal, fresh mulch or new sod are priced as separate lines, so you can take them now, later or not at all. If a bigger project makes sense to spread out, we offer financing for amounts as high as $100,000, with terms anywhere from two to twelve years, and you can pay it off early without a penalty.
Property Cleanup Questions
Something not covered here? (407) 537-4177
Is this the same as your seasonal cleanup?
No. Seasonal cleanup means repeat visits to a yard that is kept up, with trimming, leaf removal and bed touch-ups a few times a year. Property cleanup is a single recovery job for a yard that has been neglected or overrun. Many customers start here and then switch to seasonal cleanup or regular lawn care.
Will you remove the stumps from the brush you cut?
Small saplings are cut flush with the ground. Larger stumps can be handled with our stump grinding service, and we list that as a separate line on the quote so you decide whether you want it.
What if you find more debris than expected once you start?
We stop and show you before doing anything outside the written scope. You decide whether to add it, and nothing extra is billed without your approval.
Do you take everything away?
Yes. All the yard waste we cut and rake is loaded and hauled off your property as part of the job, and the expected number of loads is listed in the estimate.
Can you get a yard ready for a house that's going on the market?
Yes, and it is one of the most common reasons people call us. We can also follow up with mulch and beds or sod installation so the yard looks finished, not just cut back.
See the Full Scope Before We Start
We'll walk your yard, mark what stays and what goes, and hand you an itemized estimate that lists every task. We work in Eatonville and nearby towns including Maitland, Winter Park and Pine Hills.
